Dear Pointe Estero Unit Owners,
Tropical Storm Fay recently crossed
into Florida just south of our property. We implemented
our Tropical Storm procedures and I am happy to report
that the only issue we have to deal with is a torn
awning above the vending machines. Also most recently,
we were fortunate enough to have Hurricane Ike cause
only a few thunderstorms for us.
Aida Hall, our
Property Controller, has returned from maternity leave.
She gave birth to healthy twin girls in August!
SunStream’s Finance Department supplied us with
additional support personnel to ensure that operations
ran smoothly in her absence, while Aida tended to her
new family members.
We are moving
forward with our new signage for the property. We have
determined that being in a residential area allows us a
little more leeway with signage than what is allowed in
the commercial areas of the beach. Our hope is that we
can get approval for a monument sign at each entrance.
This would allow traffic to spot our property regardless
of whether they are traveling from the north or the
south.
We have just
finished our annual major trimming of the palms, bushes
and other trees. With so much rain falling in the past
month, the property looks extremely lush.
As part of the
recent renovations, impact resistant glass was installed
in all units. We have received from LCM Engineering, a
uniform mitigation verification form, which we have used
to decrease our insurance premiums. It is property
specific, not unit specific. We sent copies of this
form to all condo owners allowing each owner to contact
their individual insurance agents to determine the
availability of any cost savings with regard to the
change. Some insurance companies may require a unit
specific inspection to be done and, if so, LCM has
agreed to do that inspection for your unit for $75. Of
course you should determine if the discount would bring
savings enough to justify this expense.
RENTAL PROGRAM
We have finished
installing the TV/DVD devices in all unit guest rooms.
King mattress sets for the Master Bedroom are on order,
and should be installed shortly. Our Housekeeping and
Maintenance Departments have started deep cleaning at a
pace of 4 per week.
