Greetings from Fort Myers Beach!
With our busy season winding down, we are cautiously
optimistic about our summertime bookings. In order to
remain competitive and attract budget-weary travelers,
we have had to reduce our rates. This strategy is
monitored daily to make sure we respond to the supply
and demand components of this summer’s travel trends.

Condominium Association
The 2008 audited financial
statements for the condominium association have been
mailed to all owners. The board agreed to conduct a
full audit on the association’s financial condition.
This is the most detailed level of accounting available
to condominium associations. If you have any questions
concerning these statements, please let me know.
In the next 10 days we will be
mailing the information and proxies for our upcoming
special meeting. Please read through the information,
and if you have any questions please get with me
immediately. It is very important that you take the
time to vote, either through proxy, or at the special
meeting.
Rental Program
April’s 2009 rental distribution
was 14.5% over last year. With the current state of our
economy, a large portion of travelers will still go
forward with their travel plans, but they are now
shopping around for value-added discounts, or
downgrading to budget-type properties before making
their reservations. For Pointe Estero, this translates
into a decrease in room nights rented by 3.1% for the
first 4 months of the year; along with a 6.6% decrease
in average daily rate. Put together, that means a 9.1%
decrease in revenue from last year, with owner’s
distribution down 2.9% to last year.
Our refurbishment committee
recently reviewed fabrics for the dining room and living
room furniture. They are also looking at wall covering
samples for the bathrooms.
Comment Cards
Our comment card score for April
was 94.42, out of a possible score of 100. Some of the
recent comments include:
- “We thoroughly enjoyed our stay and
found the office staff always eager to help us with
directions, restaurant advice and activities.”
- “Loved your condo. We will be back
soon I hope”
- “Pointe Estero had excellence
service and maintenance.”
- “Everyone was friendly and
accommodating. Jamie helped us out quite a bit- thank
you to her!”
- “Excellent views, equipped with
just about everything we needed. Loved the idea of
washer & dryer (taking care of own towels). Last year we
stayed at Diamondhead (SunStream) love it, but wanted
more in kitchen. This was perfect.”
