Dear Pointe Estero Unit Owners,
Hello
again from sunny Fort Myers Beach! I hope that you have
all enjoyed a very relaxing spring and are looking
forward to an exciting Summer.
The
months of March and April were strong from an occupancy
standpoint, finishing with 88% and 90% respectively for
those months not including owner time. This prevented
us from addressing a majority of the interior punch
items as expected, but we have been able to complete a
large portion of the exterior punch list and expect to
have both the interior and exterior punch complete by
July.

Maintenance and Housekeeping have been busy deep
cleaning both the units and the common areas after a
very busy, but thankfully uneventful Spring Break. We
have also completed several projects in the past 60
days. I had mentioned in the last update that we were
in the process of obtaining bids to replace the canopy
at the front entrance since a delivery truck had damaged
it. The insurance company has approved the bid, and it
has been replaced. We have also installed additional
lighting at the grill area as several owners and guests
had requested it since reopening. The new fixtures make
a big difference when cooking and looks great!
 
Looking forward, we are slightly
behind 2006 for May in room nights, but are ahead in
average rate by over $11.00. For the months of June
through November we will be comparing ourselves to 2005
due to the shutdown. June is booking quickly with 176
more room nights and $2.40 more in average rate than
2005. July is historically a heavy group month for
Pointe Estero, and this year is no different. We are
currently pacing 104 room nights behind, but our focus
on rate is evident with an $8.05 increase in average
rate.
We have enjoyed seeing a lot of our
owners during the winter and hope to see more of you
during the summer months. We hope that you have been
enjoying the new website even thought it is in its early
stages. We will work to add additional photos as they
become available.
