Greetings from Fort Myers Beach! I am pleased to
inform you that your home away from home is now officially
reopened!
Once again, the past month has seen tremendous
production, with final punch work being completed on the sliding
glass doors and windows as well as the balcony surfaces. The
screen enclosures were completed just weeks ago.
On the property exterior, we have completed the
new landscaping around the perimeter of the building, replaced
the wood decking on the bridge between the pool and the parking
lot, and resurfaced and re-striped the driveway.
Inside of the units, Housekeeping and Maintenance
have completed the final cleans and preventative maintenance
inspections and re-keyed the property to ensure that all master
keys distributed during the shutdown have been cancelled.
I would like to remind everyone that our Annual
Meeting is scheduled for Friday, December 8th at
12:30 p.m. with a cocktail party scheduled for the evening of
Thursday, December 7th at 5:30 p.m. I look forward
to seeing you there!
Week of October 1 – October 7
Greetings from Fort Myers Beach! The past
month has been very productive at Pointe Estero. The balcony
decks are now complete and look fantastic, and the painters are
in the process of completing the caulking and touch up around
the sliding glass doors. The screen enclosures arrived early
this week and are being staged in the parking lot. We will
begin the installation of the screens early next week following
the completion of the painting and caulking and expect all of
the enclosures to be installed by the end of October.
Around the property, we have completed the
addition of the paver walkway from the pool deck to the beach,
and carpet in the elevator landings has been fully installed.
The landscaping around the building will begin by November 1st
and the parking lot resurfacing will begin on November 13th.
The ground floor marble is scheduled to be cleaned and sealed on
October 26th.
Inside of the units, Housekeeping has
completed the initial deep clean process and Maintenance is now
in the process of testing all appliances and mechanical
equipment. Drapery installation is scheduled to begin on Monday
October 9th, and is expected to be completed by October 30th.
At that point Housekeeping will begin their final cleanings.
Opening day is near, and we are all very excited at Pointe
Estero! Week of September 3 – September 10
Last week was neither the productive nor
sunny week that we’ve become used to this year, but thankfully,
Tropical Storm Ernesto was just another rainmaker.
With the threat of a tropical storm, turned
hurricane, turned tropical storm, and a forecast to affect our
area, we were faced with the responsibility of securing the on
site equipment and protecting the building from potential
damage. Unfortunately, that meant a two day breakdown and
securing process followed by a three day remobilization
process. In short, the rain delay resulted in a loss of
approximately one week of production. The good news is that we
are once again operating at full speed with a series of Saturday
work on the agenda in an attempt to get caught back up. The
contractors have begun to install the sealer on the patio decks
on the 03 and 04 stacks, and the floor to ceiling windows for
the ground, first and second floors have arrived and will be
installed by the end of next week. This week’s pictures include
the sealer after it has been applied as well as some pictures of
our neighbors at Caper Beach doing some concrete restoration
work of their own.
Housekeeping and Maintenance are now in the
process of putting units back together and completing the
initial deep cleans! We are looking forward to November!

Greetings from sunny Fort Myers Beach! The
past three weeks have continued to be productive as Tropical
Storm Chris thankfully turned out to be no more than a slight
inconvenience.
I am pleased to announce that the unit and
elevator landing windows have all been installed from the 16th
floor down to the 1st, and all of the sliders from the 16th
floor to the 2nd are also completed with the sliders on the 1st
floor scheduled for completion this week. The concrete on the
balconies is in the process of being re-poured as the rebar
replacement is finished, and we are scheduled to start applying
the decorative topping by the first week of September. The
landscaping project along Estero Boulevard has been completed
and looks great!
Housekeeping is currently in the process of
performing deep cleans in the kitchens and bathrooms, and the
Maintenance department is performing preventative maintenance in
all units such as cleaning out dryer vents, servicing the
electronic door locks, painting, and overseeing the servicing of
the air handlers.
On another note, I would like to inform
everyone that our Annual Meeting is scheduled for Friday,
December 8th at 12:30 p.m. with a cocktail party scheduled for
the evening of Thursday, December 7th at 5:30 p.m. I look
forward to seeing you there and meeting most of you for the
first time!
Weeks of July 9-July 23
The weather has continued to cooperate with
the Pointe Estero project and the past two weeks have seen some
very positive production. The windows at the elevator landings
have been installed from the 16th floor down to the 5th floor
and we are scheduled to have units completed from the 16th floor
to the 9th by the second week of August, ready for inspection
and deep clean. The concrete restoration is 80% complete with
all of the problem areas being identified and chipped out and we
are in the process of repairing those areas and replacing the
topcoat.
The pavers around the pool on the pool deck
are being replaced as we speak and the fountain has been
drained, cleaned, and repainted and we have replaced all of the
lights to give it a fresh look. At our last Board of Directors
meeting, the board approved a landscaping beautification project
which entailed the replacement of the plantings along Estero
Boulevard. That project will be completed by the end of next
week. I will post pictures upon completion!

Week of July 2-July 9 – Summary of Project
The concrete restoration project at Pointe
Estero is in full swing and to date, without incident. We are
currently housing approximately 40 construction workers
throughout 14 units. The units are being cleaned three times weekly
and inspected by management twice weekly.
After setting up all of the material and
platforms on the rooftop the contractors have repainted 50% of
the building exterior, removed all of the balcony screens,
frames, tile, and the top coat of concrete. We are currently in
the process of inspecting the rebar and chipping out the areas
that need to be replaced. Once that process is complete the
concrete will be re-poured, top coat will be re-applied, the
tile will be replaced with a quartz finish, and the
reinstallation of the screens will begin.
Unfortunately, the complete removal and
replacement of the existing top coat was a process that we did
not anticipate. Only after the removal of the tile were we able
to make the determination that this was necessary. This will
add two weeks to the schedule of the project; however it will
not affect the scheduled opening date.
Concurrent with the concrete restoration,
we are also in the process of replacing all sliding glass doors
and windows throughout the building. This is happening from the
top floor down and includes the addition of functioning windows
and replacement of the carpet in all of the elevator landings.
It’s truly an exciting time at Pointe
Estero!
Weeks of June 18-July 2
With the return of the sunshine, we were
able to get back to work on the week of June 18-25. The staging
of windows and doors on all of the floors as well as the
demolition of the concrete topcoat on all of the balconies was
the main focus. We are now in installation mode of windows and
doors working our way down from the 16th floor, with a second
shipment due on Thursday June 29th. The demolition of concrete
topcoat should wrap up this week. The pool project, which
consisted of draining, acid washing and light replacement, will
also be completed by the end of this week.
Week of June 11 - June 18
While Tropical Storm Alberto turned out to be just a rain
maker for us in Southwest Florida, it did turn out to be more of
an inconvenience for us at Pointe Estero. However, while we were
not able to perform any exterior work on Monday, June 12th or
Tuesday, June 13th, we were able to get ahead of schedule
painting the elevator landings during those two days and the
contractors will be working outside this weekend to make up the
lost time. Windows and doors will arrive on property on
Thursday, June 15th and installation will begin on Friday, June
16th.
Week of June 4-June 11
We are now in full concrete restoration
mode as all of the screens and the aluminum frames have been
completely removed from the balconies. The process of removing
the balcony tile will begin on Monday June 5, and will be
completed by Friday June 9th. The carpets from all of the
elevator landings have been removed, and will be replaced toward
the end of the project. Next up…windows and doors!
Week of May 28-June 4
With the week of the shutdown upon us, we
are in full project preparation mode. We are cleaning all
units, protecting interior contents, and taking inventory for
both Housekeeping and Maintenance. The contractors will be
arriving throughout the week, with the removal of the screens
and aluminum scheduled for Thursday and Friday this week.
Week of May 21-28
The upcoming Memorial Day long weekend kept
us busy operationally, and the upcoming shutdown kept us busy
with the project management. We utilized this week to remove
the hurricane shutters from the first and second floors and to
prep the exterior landscaping by moving the landscaping and
sprinklers three feet away from the building.
Week of May 14-21
It’s not everyday that you get to have a 20
story crane in your driveway (thankfully), but on Tuesday May
16th, that’s exactly what we had at Pointe Estero as we staged
the necessary construction equipment on the rooftops! Things
went without incident, and we reported zero guest complaints or
issues.
