Greetings from Naples’ most beautiful tropical gardens!
I hope that you had a great summer and that you are
ready for the winter season. It has been an exciting
summer for Park Shore, and it will definitely be a busy
2008!
I would like to take this opportunity
to tell you how delighted I am to be here at Park Shore
as your new property manager, and to share with you some
of the ideas I have to enhance the beauty of Park Shore
as well as improve the amenities and services for our
guests and owners.
The Board of
Directors has adopted an operating budget for 2008 that
allows for the day to day maintenance of the property
with a reduction in the operating portion of the monthly
association dues. Within the next week or so you will
receive a mailing regarding the December 5th annual
owners meeting and information on your Reserves and
items scheduled for 2008. We are looking at replacement
of roofs, renovating elevators, a new parking lot…I
could go on and on, the bottom line is that the monthly
dues are only set to go up a couple of bucks!
As a friendly reminder, please be
sure to return your proxies for the annual meeting
scheduled for December 5, 2007. Notices will be mailed
out soon.
Plans are in place to give the lobby
a much needed face-lift before the end of 2007. The
coffee area has a fresh coat of paint, and we have
someone working on upgrading the counter at the coffee
area. Staff will touch up the lobby walls, and we are
adding a couple of large plants and changing out the
rugs. We hope to have this done prior to the annul
meeting.
The laundry room will be taken over
by the association in late October. Renovations are set
to begin late October, and should take only 8 to 10
days.
Fall landscaping is underway with
seasonal planting and fresh mulch ordered. The lake is
doing well now that the water level is higher, and the
Koi are big and healthy!

I am proud to announce that the Park
Shore Housekeepers beat the Bellasera Resort
Housekeepers in a sheet folding contest as part of the
Housekeepers Week celebration. Congratulation to our
housekeepers for a fine job!

There are no unit refurbishments
planned for 2008. The refurbishment committee will meet
later in 2008 to discuss 2009 refurbishment needs. Those
of you who participated in the last refurbishment should
be receiving refund checks on the proceeds not used
shortly.
The game room vendor has agreed to
periodically change out the games at no cost to the
association in hopes to improve revenue. The thought is
to add a pool table during certain times of the year,
and then replace it with children’s games when there are
more families on property.
Both revenue and occupancy for
September were up over last years. October is off to a
slow start but shows improvement during the second half
of the month. November and December are on track to
exceed last year’s revenue.
As you can see, there is much to do
to keep everyone here busy. It is all exciting and new,
