Greetings from Park Shore Resort! Other than wind and
rain from Tropical Storm Fay, things have been quiet,
and yet very busy here. Ongoing projects and week-end
guests keep us on our toes! It is also great to see a
number of owners return for short visits, and to have a
steady flow of summer guests.
CONDO
The staff has been
busy this year keeping up with so many condo projects!!
As many of you know, the roofing project is complete and
with almost no complaints from owners and guests. Also
completed is the walkway painting and the installation
of a new pump which feeds additional water into the
lake.
Elevators are
scheduled for the final facelift mid-September which
includes the interior cab walls and updated lighting.
The new tile floor is already down and the stainless
steel doors have been polished. I suspect we will need
to polish the stainless steel a second time once the
interior cab is done. This can be done by in-house
staff.
Arrangements have
been made to have the pool resurfaced in early October.
We are waiting on a final review of the warranty. The
scope of work includes upgrading ladders and any other
items necessary to stay within current code
requirements.
We are waiting on
the permits from the City of Naples to begin remodeling
the two lobby bathrooms. The contractor advises that
once the permits are pulled, it will take about two
weeks to complete the entire project. We anticipate this
to be all done before the owners’ annual meeting set for
December 3rd.
The coin operated
laundry is doing well, and the game room income is much
better since delivery of the pool table.
As a reminder, a
mailing will go out to all owners around September 24th
with information on the 2009 Budget meeting, and the
First Notice of Election as required. Please let me know
if you do not receive your package.
The Board’s next
regularly scheduled meeting will be held on October 8th,
at which time the Board will adopt the 2009 Operating
Budget as well as recommend funding for the 2009
Reserves account.
RENTAL
Information on the
2009 Rental Refurbishment is set to go out to the owners
participating in the rental program sometime in October
2008. I am in the process of gathering samples and cost
considerations for the Refurbishment Committee.
Refurbishment for 2009 includes painting, carpet, and
new mattresses. We are also looking at new bedding cover
and shower curtains as appropriate.
Revenue for July
and August exceeded budget; July by $7,848, and August
by $15,383. September is pacing behind prior year, but
we are optimistic that our walk-in business will help
meet prior year numbers.
As we move into the
late summer months, we are working closely with
SunStream’s revenue management team to increase late
summer occupancy and revenue. We are pacing ahead of our
competitors in occupancy and ADR; to the extent that we
have challenged ourselves by removing a weaker property
in our competitive group and adding a much stronger
competitor. I consider this a positive move for
generating revenue.
SUMMARY
Although the season
has come and gone, and yes, the storms have started, I
