Holiday greetings from your staff here in paradise! We
wish each and every one of you a terrific holiday season
and we hope that 2008 brings you much excitement and
prosperity.

It was a great pleasure meeting so
many of you during the owners’ party and at the annual
owners’ meeting in early December. I think this year’s
owners’ party was one of the best turnouts we’ve had in
several years. Thank you so much for your support and
optimism.
The Owners’
Annual Meeting held on December 5th was a
great success. I must say that compared to other
properties I have been involved with, Park Shore has the
best turn out at its annual meetings! Thank you for
your interest.
For those of you that were unable to
attend, a draft of the owners’ meeting will be posted
out on the owners’ website for your review. The Board
of Directors’ organizational meeting minutes draft will
also be posted. If you have trouble accessing the

Highlights of the owners’ meeting
include approval of partial funding for the reserves,
and a full audit of the 2007 financials. The amendment
to allow for eviction of occupants that routinely
violate the condo rules and regulations also passed.
The decision was also made to form a
landscaping committee to help in reviewing the current
landscaping, and to recommend changes going forward.
While the tropical gardens are a big hit, some owners
are now looking for a more manicured look. Please
contact me if you are interested in serving on this
committee.
There is a small sampling of rubber
mulch on property for owners interested in viewing. The
Board of Directors is researching ways to save on the
cost for mulch in the future, and they would like input
from the membership on using rubber mulch to replace
some of the natural mulch and rock.
We are
excited that the roofing project is well underway and we
expect it to be completed before June 2008. This
includes the shingles and the flat roofs. Please be
assured that everything is being done to avoid as much
interruption as possible to both owners and resort
guests. As your property manager I ask for your
patience, and please call me if you have any concerns
during the roofing process.
Also, for
your information, your Board of Directors will hold a
board meeting in late March. The notice and agenda for
the meeting will be posted by your Owner Services
Manager, Denise Vaters, at the appropriate time.
As many of you may already know, Park
Shore has a new controller, effective December 10th.
Veronica Vega has replaced Matilde Puentes, who is now a
controller at another SunStream managed property. Matilde
will work closely with Veronica over the next few months
to help with the transition. Please join me in
welcoming Veronica!
I plan to meet with the refurbishment
committee in early 2008 to discuss projects for 2009.
The committee is currently short one member. If anyone
in the rental program is interested in participating as
a committee member, please let me know.
Revenue has been a little sluggish
for October and November. We were able to remit a
disbursement to the rental program participates for
November. December revenue is currently pacing with
last year, but slightly under the projected budget for
this year. Reservations for January and March 2008 look
very good, and February 2008 picked up significantly
during the last two weeks.
There are a large number of projects
slated for 2008. I expect it to be a busy productive
season. I am confident that when the projects are
complete, the property will look even better and well
