Greetings from Park Shore Resort! I must say that
2007 was an interesting year and a busy one…from
completing the three year refurbishment project to
painting the lobby, new grills at the Gazebo, new tile
for the spa, a doctor for the Koi, a new laundry room,
ups and downs with the wireless Internet, a new general
manager, a great annual owners’ party, tree lights and a
new property controller. I could go on and on, but the
bottom line is that things are on the move here and your
staff is very excited. We are looking forward to a great
2008!
2008 started out with another
animal issue. We were visited by an otter that proceeded
to eat the turtles and chase the ducks. Otters can wipe
out a lake of its fish and we were a little concerned
about the Koi. A local trapper set up traps to catch the
otter with the intent to release it at the Corkscrew
Sanctuary. We had the otter caught, but someone released
him and left a note. The trapper was upset. We have not
seen the otter in a couple of weeks, so he may have left
on his own after his trapping experience!

CONDO
The roofing project is well
underway and is complete through the E Building. Dura-Loc
will be back in April to finish well before the rainy
season. I want to thank all of you for your patience and
consideration. There have been very few complaints.
The Game Room will undergo
renovations this month. We are replacing the carpet and
painting the walls. The game vendor will change out some
of the games, and include a pool table for season. We
will add more children’s games prior to summer when we
have our influx of families.
The Laundry Room is now open and
the coins are piling in…the association keeps 100% of
the net income; we hope laundry revenue will greatly
increase now that we do not have to share with a third
party.
As you may know, we are currently
under tight water restrictions due to drought in this
area. Given that we have 13 acres, limited water can
have an effect on the property. We are working
diligently to keep the grounds lush and green. The lake
is down also. This happens each year during the dry
spell, but usually fills up from the run off during
rainy season. Unfortunately, this past rainy season was
not the best, so we will need to closely watch the algae
growth this year.
Financials for 2007 were sent to
the CPA for a full audit as requested by the membership.
Once the audit is complete, I will provide the Board
with copies for review.
Don’t forget that there is a Board
meeting set for March 26th. If you have any item you
wish to be brought up at the meeting, please let me know
so that I can add it to the agenda.
RENTAL
2007 Year-end Statements are in the
mail. If you do not receive your tax (1099) reporting
form, please let me know.
2008 started off with a slight dip
in occupancy but strong in ADR. February and March are
pacing well with last year. Remember that Easter is in
March this year which could affect the ADR in April.
Housekeeping implemented a change
in their production standards which we feel will help
with lowering some of the costs and ultimately increase
the bottom line.
SUMMARY
There is much activity here on
property and never a dull moment. If you have a chance
