Greetings from Park Shore Resort! It’s always amazing
how the arrival of our winter guests and owners brighten
up a resort. The flowers are in bloom; the sky is blue
(well, most of the time!); and the coffee club is hard
at work solving what ails us!
CONDO
I am happy to report that the lobby
bathrooms are finally under renovations. It took longer
than expected to pull permits, but it’s done and the
project is well underway. The anticipated completion
date is February 10th.
David Kidd is currently replacing
the upper hand railings at the main bridge to the
Island. It will be stained along with the lake fencing
scheduled for early Spring.
The Board’s next regularly
scheduled meeting will be held on March 18th. The
Notice and Agenda will be posted as required in the
lobby at the coffee bar. If any of you are on property
at that time, please join us!
RENTAL
The refurbishment committee will
meet sometime this month to review the proposed 2009
Rental Refurbishment project, the cost and the
completion timeframe. As a reminder, the refurbishment
scheduled for 2009 includes painting, carpet, and new
mattresses. We are also looking at new bedding cover and
shower curtains as appropriate. Given the state of the
current economy, we are also looking at what absolutely
has to be done, and the best way to bill. As is, the
estimated cost is around $5,000. As a reminder, there
were no refurbishment projects in 2007 or 2008. I will
send a letter to those of you in the rental program
later this month on this. Any owners not in the rental
program, but who wish to participate, please let me
know.
December 2008 finished strong with
a 58% increase over prior December net distribution. For
the year, occupancy was up 10% over 2007; ADR up 9.6%;
and revenue up 3.56%.
Some owners have expressed concern
as to what affect the current state of the economy will
have on tourism here in the Naples area this year, and
specifically Park Shore. We are closely monitoring our
revenue and have plans in place to hopefully minimize
the impact if the revenue is simply not there. In
reviewing our competitors in the area, we are definitely
keeping up, and in some areas, exceeding the competitive
set.
