Greetings from Park Shore Resort! Although the
end of season is around the corner, there is still much
activity here on property. We even have a wedding
scheduled to take place at the back waterfall later this
month, and as appropriate, it will be held on Earth Day!

CONDO
The final phase of the roof project
is set to get underway in the next couple of weeks. The
project should be complete before May 1st and
definitely before the heavy rains. We have had a few
heavy showers over the last couple of weeks; it looks as
if the rains will be early this year. Completion of the
roof project is a priority at this time.
The Association’s All Risk
Insurance Policy renewed on March 15th and includes full
wind coverage. The named storm deductible was reduced
from 5% to 3% as in the past. Even better, the premium
went down by almost $40,000.
Items discussed at the March 26th
Board of Directors meeting included grills, income from
the game room and the guest laundry, the roofing
project, collections, grounds-keeping, elevators, and
the water level in the lake. Please don’t forget to
access your owners’ website to review a draft of the
meeting minutes.
The Board’s next regularly
scheduled meeting will be sometime in July. The notice
and agenda for this meeting will be posted as
appropriate.
RENTAL
Your Refurbishment Committee met in
late February to discuss items for 2009. We are looking
at replacement of the interior carpets, painting the
units in a lighter color, and new bedding. I will work
on obtaining cost for these items and the committee will
meet again to discuss my findings.
Revenue for January was down from
last year; revenue for February exceed prior year, but
did not meet budget. However, with tight management of
the expenses, we were able to disburse to owners in both
January and February. February’s disbursement was up 3%
from prior year. March proved to be a great month with
revenue exceeding budget.
As we move into the summer months,
we are working closely with SunStream’s revenue
management team to increase summer occupancy and
revenue. Park Shore has been successful in staying ahead
of its competitors in ADR. We are working hard to have a
better than average summer!
SUMMARY
Late April and May are great months
to visit Naples. The weather is great and the heavy
rains are not quit here. We invite you to visit your
Park Shore home especially during this time! As always,
