Dear GullWing Unit Owners, 

Greetings from Fort Myers Beach!  The fall season is definitely upon us.  The resort has slowed down to some extent, but we are still staying very busy.  We have had the time to work on some additional projects for the condominium association.  The rental program has made it through the slower months still providing owners with increased rental distributions, and looking good for next year.  The refurbishment projects for this year are all complete, and we are looking forward to the future. 

As I mentioned since we did slow down a little, the maintenance staff has had some time to concentrate on some of our other projects.  One of the biggest projects that we have been working on is a repair to the generator.  The radiator has been showing signs that it needs to be replaced.  This is a very expensive and time consuming project.  We have been working with different outside vendors to have the work completed.  We have currently signed a contract for the repair and are just waiting for the schedule to be confirmed.  It should take 4-5 days to have the repair completed. 

We also had to arrange some repair work to the building after a vendor damaged the building by hitting it with his delivery truck.  This area has all been repaired at the expense of the vendor that was responsible for the damage.

Another small project that we completed is getting noticed by many.  I am sure almost everyone is aware how difficult it used to be to enter a trash room and try to find the timer to turn on the lights.  We now have motion sensors installed in each trash room so the light will come on automatically when you enter the room.  Several individuals have commented on how nice of an improvement this was for the building. 

The rental program has continued to perform very well this year.  Some of our accomplishments year-to-date includes the following:

  • Distributions are up 11% compared to last year.

  • Resort revenue has increased by over 10% this year.

  • Occupancy has increased by 7% this year.

  • The average rate is up by $3.86

GullWing’s good fortune should continue into the early winter.  November reservations are forecasted to exceed last year.  December is currently looking slow other then for Christmas week, so we are looking at different promotions we can run to increase bookings. 

In addition to this, GullWing has maintained its customer service excellence.  Recently, three team members were recognized at the annual Lee County E-Awards presentation sponsored by Lee County Visitors Bureau.  In addition, the resort recently received a score of almost 98% on its last Mystery Shop. 

All refurbishment items for this year are complete, and guest and owners have really been enjoying the improvements.  I am looking forward to getting together with the refurbishment committee to schedule projects for next year.  Since we did not have any projects that we started this year, we may be able to tackle a larger project next year. 

As you can see 2006 has been a very good year for GullWing’s unit owners.  The renal program has increased distributions by over eleven percent for the first nine months of the year and this trend is expected to continue throughout the fall months.  The updates to the units through the refurbishment program and to the building by the maintenance team are making a big impact with guests and owners.
