Dear GullWing Unit Owners,
I hope this newsletter finds you
enjoying your summer months. Our summer has gotten
off to an excellent start here at GullWing. Revenue
for the property has continued to be strong
considering the slowing economy and high gas
prices. The summertime projects for the condominium
association have been moving along, and I recently
had the opportunity to meet with the Refurbishment
Committee to discuss refurbishment projects for this
year.
As I mentioned in the last
newsletter, the elevator cable replacement scheduled
for the elevator on the west end of the building is
now complete. The project required the elevator to
be shut down for almost two full days, but
everything is now up and running.
The annual tree trimming project
was temporarily put on hold while we collected
additional bids on the work. Due to the additional
bids received, we were able to save a considerable
amount of money on our landscaping contract.
You will be happy to know that
the resort is in the process of obtaining green
certification from the state of Florida. We have
already completed a transition to green chemicals
for the housekeeping department. Both the laundry
chemicals and cleaning chemicals used in the rooms
are now green chemicals. The management team has
met and reviewed additional requirements of the
green certification and will be soon requesting our
first inspection from the state of Florida.
The summer months are continuing
to produce strong revenues. Total room revenue for
the month of June exceeded last year by 3%. The
average rate for the property increased slightly
compared to last year while occupancy remained flat
at 80%. Owner distributions remained flat with last
year due to less owner use this year.
July and August continue to pace
ahead of last year as well. Room nights are up for
both months, and ADR is up as well for August. This
is partially due to the timing of Labor Day weekend
beginning in August this year.
We have also seen a large
increase in bookings for the holiday week this year
(December 26 through January 3rd). If any owners
are currently considering a visit for this time and
have not made your reservations yet, please contact
me as soon as possible. Even if you don’t know
your exact dates, I would at least like to get you
booked for the high demand days.
In addition, the Budget Adoption
meeting for GullWing Condominium Association has been
scheduled for September 26th, and the Annual Membership
Meeting is scheduled for December 5th of this year. If
you would like to plan a trip around either of these
meetings, please feel free to let me know, and I will be
more then happy to help you with your reservation.
At
our recent Refurbishment meeting I worked with the
committee to determine projects for this year. The main
project for this year will be the installation of flat
screen televisions in the living room of each unit. In
addition to the televisions, we are also going to be
replacing the microwave in each unit (pictured below), and we are also going to consider other kitchen
appliances after reviewing the repair history of each
appliance.

As you can see, the summer has gotten
off to good start with revenue for the resort and moving
forward with our summer time projects will continue to
keep the resort looking its best. I am also very happy
with the refurbishment items for this year, and I think
the guests will really enjoy the new televisions.
