Dear GullWing unit owners,
I hope you have been able to enjoy your
summer so far. GullWing has been very busy this summer with the
temporary closing of Pointe Estero Resort. The rental results
are up significantly compared to last year, and that trend looks
like it should continue through the fall months. The
maintenance staff has been very busy over the past week cleaning
up from a flood that occurred, and all refurbishment projects
from last year are complete.
As I mentioned, the staff has been very
busy cleaning up from a recent flood that occurred. The flood
started on the 9th floor from a hot water heater, and affected
19 units from the 9th floor to the 2nd. The staff responded
very quickly and an extraction company was brought in to help
with the drying of all affected areas. The whole situation took
a total of six days to clean up and get everything dry and back
to its preexisting condition. We were fortunate that everything
got dried as quickly as it did, and no drywall had to be
replaced.
With Pointe Estero closed for the summer,
GullWing is seeing a large increase in demand for the summer
months. Currently every month this summer and fall are booking
faster then they did last year. Some of our accomplishments
this year are as follows:
- Revenue for the year is up 11%
- Occupancy has increased this year by 7%
compared to last year.
- Revenue per available room (RevPAR) is up
almost 13% compared to last year.
- GullWing recently received one of its
Mystery shops for this year and scored a 93.5%
- Owner distributions are up by 15% for the
first five months of this year.
- GullWing just had an outstanding 4th of
July weekend. The resort was full for the extended weekend, and
everyone enjoyed the local fireworks.
With last years refurbishment projects
completed, it will soon be time to look at what we want to do
this year. I will be scheduling a meeting soon with the
refurbishment committee, so if you have any suggestions for
refurbishment, please feel free to let me know.
As GullWing looks like it will continue to
have a very good summer, with rental results well above last
year, we are now going to start concentrating on some of our
other projects for the summer. I am looking forward to working
with the refurbishment committee and get started on some new
projects to keep GullWing’s unit well above the rest.
